Independent mold testing and inspection
Air sampling, surface sampling and moisture mapping by a Florida licensed mold assessor. You get lab results and a written report you can hand to a buyer, landlord, contractor or carrier.

- Indoor and outdoor air sampling
- Independent lab analysis
- Written report and protocol
Find out what is in the air before anyone opens a wall.
A musty smell, a past leak or a home purchase are all good reasons to test. Mold testing tells you whether elevated spore levels are present, where they are coming from and what a remediation contractor would need to address.
Our assessor inspects the property, maps moisture with meters and thermal imaging, and collects air and surface samples. Indoor samples are compared against an outdoor baseline, and samples are analyzed by an independent laboratory.
Florida law does not allow a mold assessor to remediate a property they assessed. When Firstline tests your property, we do not perform the remediation, so the report has no stake in the outcome.

Good reasons to test
- Buying, selling or renting a home or condo
- A musty odor with no visible source
- A past leak, flood or AC overflow
- Health concerns you want ruled in or out
- Clearance after another company’s remediation
How mold testing works
A documented inspection that gives you numbers, not guesses.
Inspection
Visual inspection of the affected areas, HVAC and likely moisture sources, plus a review of the property’s history.
Moisture mapping
Moisture meters and thermal imaging locate wet materials and hidden moisture behind walls, floors and ceilings.
Sampling
Indoor air samples in the areas of concern, an outdoor baseline sample and surface samples where growth is suspected.
Lab analysis
Samples go to an independent laboratory with chain-of-custody documentation.
Report and protocol
A written report with lab results and findings and, when needed, a remediation protocol any licensed remediator can follow.
Mold testing services
Air sampling
Indoor and outdoor spore trap samples to compare airborne levels against the outdoor baseline.
Surface sampling
Tape or swab samples to identify suspected growth on drywall, cabinets, framing and contents.
Moisture and thermal imaging
Moisture meters and thermal cameras to find the water source driving the growth.
Real estate inspections
Testing for buyers, sellers, landlords and tenants before closing or move-in.
Post-remediation clearance
Independent clearance testing after another contractor completes remediation.
Written reports
Lab results, photos, findings and a remediation protocol when one is needed.
Licensed to assess, and independent by design
Mold assessment in Florida requires a state license. Our assessor holds one and backs it with IICRC training and years of water and mold work in South Florida homes.
Because Florida law keeps assessment and remediation separate on the same property, our testing reports are written to stand on their own for you, your buyer, your landlord or your carrier.

Frequently asked questions
Do I need mold testing if I can already see mold?
Not always. Testing is most useful when you need to know how far it has spread, when the source is hidden, or when you need documentation for a sale, a lease or a claim.
Will you fix the mold you find?
No. Florida law does not allow a mold assessor to remediate a property they assessed. Our report includes a protocol any licensed remediator can follow, so you are free to choose who does the work.
Why do you take an outdoor sample?
Mold spores are always present outdoors. The outdoor sample sets the baseline, so indoor results can be judged against normal conditions for that day.
Do you test after remediation?
Yes. We perform independent clearance testing after another contractor finishes remediation, to confirm the work area meets the protocol before it is rebuilt.
Is mold testing covered by insurance?
It depends on the policy and the cause of the loss. We document findings so you and your carrier have what they need to make that decision.
